I'm a seasoned professional in the home market and have 35 plus years of building and renovating homes - I know them inside and out, top to bottom.

Here is just a sampling of checks I will be making during the inspection:

  • Getting on the roof to check out its condition, if accessible

    • Weather pending, we can also use a drone to take pictures and video of the condition of the roof​

  • Inspecting attics and crawl spaces, when accessible and safe

  • Checking doors and windows 

  • Evaluating water heaters, heating system, and air conditioning units 

  • Checking kitchen appliances (if applicable), bathroom fixtures, and kitchen fixtures 

  • Check the electrical systems

  • Examine the structure of the building, if accessible

  • Look for signs of water damage or rodent/bug problems

  • Check the exterior for loose or rotted siding, bad caulking, or any signs of decay

  • Inspecting garage doors and garage door openers to make sure they're fully functional and safe 

  • Looking at your gutters and downspouts for proper drainage 

  • Making sure the landscaping has proper drainage away from the home or business

  • Checking the driveway and sidewalks for safety or any kind of problems

I make sure that my work is thorough and not rushed, so I budget about 3 hours for each inspection. I do not require that the client be present at the time of inspection; however, you are welcome to join so that I can work with you and help answer any questions, whether it's related to maintenance or why something is the way that it is. I'm also happy to answer any questions that may come up if you aren't able to attend during the inspection time.
